Waites took the first set against the 30-year-old German competitor.
The 41-year-old Englishman Waites, who defeated Conan Whitehead 5-3 in the quarter-final, raced into a 4-0 lead.
Unterbuchner, who beat Willem Mandigers 5-4 in his quarters match, pulled one back at 5-1.
However, Waites held his nerve to claim a sixth and winning set. He will face defending champion Glen Durrant in the final on Sunday after number two seed 'Duzza' won the final three sets for a 6-3 win over close friend Jim Williams.
"I'm mega happy right now," said Durrant.
Durrant is aiming to becoming the first player to three straight world finals at Lakeside since Eric Bristow between 1984-86.
"It's huge. Eric Bristow is such a hero for all of us, to go three-each with him is something special," said Durrant.
Earlier in the day, Mikuru Suzuki defeated number one ranked Lorraine Winstanley in the womens' final.
Averaging 99 in the first set, she carried her form into the next two to claim victory in becoming Japan's first world champion at the Lakeside.
